We’ll start with a thorough walk-through where you can tell me all the things you love about your home, and maybe the few you don’t. We’ll discuss time-lines, set our expectations and formulate a custom marketing proposal unique to your home. We’ll discuss any updates and what we can do to maximize curb appeal and also showcase the interior in the best possible light. If needed I will bring in a stager to give us a list of suggested changes some accent pieces where necessary. Full staging when needed can be provided at an additional cost.

At this point we will also go over the MLS agreement which details, expenses, marketing and responsibilities. How are we going to do it, and why we do it better.
If you need some help with small projects left around the home, I am happy to provide up to four full hours of handy man services to check off some boxes. Once we are looking our best in person, my pro’s will come in and do an amazing photo shoot, custom full colour two dimensional floor plans, Matterport three demential walk-through plans. In addition we will create a custom video including the home and neighbourhood amenities – since it’s not just the home we market, it’s the lifestyle that accompanies it. We may also choose to do drone and twilight photography on homes where it may highlight property features. All this will be showcased on a personalized website dedicated specifically to your home.
Where the magic happens
Once we have our marketing materials completed, this is where the magic happens, we have a line-up of pre-MLS activity including an e-mail list with over 2000 subscribers, social media and Realtor specific marketing including agent open houses to preview (once COVID protocol allows) to get the hype going before it even hits the market. Lets make some noise.

Once we receive an offer, we will thoroughly vet the terms, conditions, any subjects along with the qualifications of The Buyer. Our goal is not to just bring an offer to the table, it’s to bring strong, well qualified offers. We work closely with lawyers and specialists to keep your interests well protected. Since it is our goal to always provide the best environment for offers, we prepare all potential buyers with a full information package to avoid any last minute issues.

It’s closing week and you’ve met with the lawyers to sign on the dotted line, movers and cleaners are booked and you’re ready to get that cheque and hand over the keys! Time for some bubbly, some local goodies, and maybe even keys to your new home!
